Offer Incentives

You're thinking, you must be kidding right? What kind of home sales tips are you offering here?

Nope we're serious here. How many homes have you looked at in your neighborhood or in the newspaper that is offering something with the house? Probably zero. Well take it from us, that this one of our home sales tips you will want to follow.

Look at any new subdivision being developed in your area. With today's housing market slowing down, home builders all over are offering free incentives to get people to buy houses. We're sure that the builders in your area are doing it too.

Why not take advantage of this yourself? No we're not saying you have to give away tens of thousands of dollars to get somebody to buy your house. We're just saying that free stuff entices people.

Everybody wants something for nothing.

Instead of paying for home sales tips you came to us for free advice. So even you fall into this category. Think about it, maybe you are trying to sell your house in the winter time. A buyer comes to look at your house likes it but wasn't planning on buying right at this moment because they were planning on a winter vacation first. If you have a free vacation offered with your house that may be the icing on the cake.

You say you can't afford that? You can if you set a correct sales price for your house. The key here is that you are not paying for this trip. The new home buyer will because the cost of the trip is already included in the price. Obviously you can't offer an extremely expensive incentive that will make the sales price undesirable. Keep in mind though, a two to three thousand dollar price difference should not effect a sale.

You want to differentiate your property and draw attention to it from others.

Some examples of incentives you can offer are:

Buying down mortgage points
Money toward buyers closing costs
Homeowner association fees paid for a year
Home Warranties
Vacations
Free Landscaping
A Plasma TV
Maybe even jewelry

Something to keep in mind is that you may want to keep the incentive tied into the house itself. Some people don't have time to go on vacation, where as if your house needs some work and the incentive focuses on that the home buyer may bite on that. For example, your house is beautiful with the exception of older kitchen appliances, you may offer a credit of $3500 towards new appliances. To some people that is an excellent deal.

Keep in mind that the list of incentives is as large as your imagination and what you think will get your house sold.  The above home sales tips examples are just a few.

What your really doing here is making the home buyer think the sale is in their favor and that they feel they are getting a "good deal."
